There are two separate driveways - one leading to the upper floor, the other leading to the lower floor. It would be easy to create two independent dwellings - one on each floor - with their own separate front doors and their own corresponding driveways. It is also possible to build an additional, independent dwelling of approximately 100 m2 between the villa and the pool (with building permission).

Amongst the two separated driveways, the garage and the possibility to add even more space, this Californienne villa gives its new owner the maximum flexibility to increase its size, with or without sacrificing all or part of the garage space.

Altogether, this means that the villa could be enlarged to approximately 350 m2 and be configured into one, two or three independent dwellings if desired, in a relatively inexpensive and hassle-free manner. Given that building permits on the Côte d’Azur are getting more and more difficult to obtain, this gorgeous Californienne villa is a rare find indeed.
